We all live in Houston, Texas. This is beautiful country, but it gets awfully hot and humid from late Spring until early Fall. This area is known for having lots of home swimming pools. Nearly everyone has one.
There is no doubt about it. Residential home swimming pools do add value to a home in the Houston area. The size, shape, and quality of construction determines how much value the pool has added to the home.
If you don’t have a residential home pool in Houston, it is difficult to sell your home. A home without a residential home swimming pool in this area is likely to be the last home sold. Or, you have to discount the home enough to make it worthwhile for a new home owner to buy and take the time to install the pool.
Now, let ‘s address the true question of this article, “does the installation of a pool fence increase the value of your property?”
You’ll Be Surprised By This Answer
This answer will probably surprise you, but I don’t believe that the installation of a pool fence will increase your property value. If you spend $2,500 on a new pool fence, I don’t believe that you can add any additional monetary value to your home.
You are probably really surprised to hear this coming from me since my business is selling and installing residential home pool fences. I am just trying to be honest with you. Adding a pool fence that surrounds your home pool and provides security to others against accidental drownings does not in itself add value to your home.
The reason I say this is that a swimming pool fence should be considered a part of the pool. Just because you have installed something in your yard to hold and circulate refreshing water, you have not finished installing the pool. You haven’t finished until you have erected a safety barrier to protect others from drowning… the two go together.
Is Your Swimming Pool a Safety Hazard?
A pool without a pool fence is a safety hazard. It might be pretty, but it is awfully dangerous. It’s dangerous to infants, pets, and to anyone of any age that doesn’t know how to swim or float in water.
Many people will buy a house with a residential pool that doesn’t have a pool fence. They make the purchase without giving it a lot of thought. That’s a big mistake!
Once the homeowner has settled down and they think about it, they will probably purchase and install a swimming pool fence. From a safety standpoint, that makes a of sense. However, if they had the house appraised before and after installing the pool fence, there will probably be no difference in valuation. The only difference is that now the partially completed pool is now complete.
I personally believe that all houses that have a residential swimming pool should be required to install a pool fencing system right from the beginning. Too many children and pets are drowning.
It would be an additional cost to a home. If, however, you can afford the cost of a swimming pool and the water to put in it, isn’t it worth spending a little more to protect our loved ones?
